The five storey 190,000 square feet building features a three storey high lobby atrium, a seven storey high clock tower, outdoor terraces and more than 100,00 square feet of underground parking in two levels constructed of two way reinforced concrete flat slabs, the first time this method had been used in Bermuda. Woodbourne Associated LT. was retained by the architects to provide structural, mechanical and civil engineering detailing design services, assuming the design development stage packages from Cagley, Harmon & Associates, structural engineers and RG Vanderweil, mechanical engineers.

The biggest challenge was to ensure a smooth transition and transfer of design philosophies and concepts, design data and details. The structure was designed to withstand hurricane wind forces and features - the first of it's kind in Bermuda - multi storey high masonry curtain walls and one-storey high traditionally scalloped cantilevered masonry walls at some of the terraces.

The mechanical engineers have designed an energy efficient air conditioning system controlled by a computer operated building management system (BMS. This will enable the building superintended to monitor and control internal conditions together with plant and lighting operational status from a central BMS control room or from the comfort of his own home.
